Summary: This study investigates the coastal verticalization process, under a geographical
perspective, of Guarapari downtown area. Because of political, economical and also
environmental circumstances, the city studied, which is part of Vitoria metropolitan
area, got the status of second residence touristic destination, also known as seaside
second residence and that has favored an uncontrolled real state market, property
speculation and as its consequence, verticalization. The study shows that the
verticalization phenomena begins in Guarapari downtown area and its most evident
and its negative consequences were access roads overloading, water supply issues
as well as shading in the beaches. We aimed to understand the time-space dynamics
of verticalization process through bibliographic survey, documents, news stories,
photographies, interviews and field work. We also used 3D simulations for the timespace
evolution of the verticalization on the seaside blocks.
